Architect Cesar Pelli designed a nearly 800-foot-tall (240-meter-tall) tower that balances environmental responsibility, resource efficiency, occupant comfort and well-being, and community sensitivity through:
- Remediation of a brownfield site
- Rainwater harvesting
- Light pollution reduction
- Access to alternative transportation
- Access to views and daylight
- FSC-certified wood
- High-recycled content materials
- Low VOC paints and carpets
- Reduced impact on migratory birds

When the firm completes its new headquarters in Manhattan, it will be the largest owner of LEED-rated commercial office property; a clear indication that high-performance building means better business.
